33 + years' professional finance experience. I and my associate, Pat Cullen (27 years experience), deal directly with senior underwriters in a variety of fields. Our sources are funds of all types (hedge, pension, trust, life, etc.), private banks, and wealthy individuals. We can manage transactions ranging from $500,000 to $50 million or more. We accommodate most commercial real estate transactions including acquisition, refinance, bridge, and hard money.
Deals fail because not enough care is taken in the pre-underwriting stage. We are in the business of getting things done, not wasting time on deals which are not capable of being approved as presented. I do a complete analysis of all transactions to determine the issues (there almost always are a few) we must deal with. Pat and I determine whether there is a solution. Since we do all the up-front work pro-bono, we must determine where best to invest our time. If we believe we can deliver a quality result, we engage. We do not request exclusivity until we deliver acceptable terms. If we feel your deal is not approvable at the time, our analysis will provide the feedback needed to enable you to take the necessary steps in order to gain approval (if possible).

Hello,
Need a hard money loan to purchase a property for humanitarian use.
Property address is 7919 Albin Ln Houston Texas 77071.
6 bedrooms 9 bathrooms 8,000+ sf, in ground pool and jacuzzi, 2 story property.
Purchase price is $350,000.
Rehab cost is $125,000.
Harris County Appraisal District has the property appraised at $706,000.
Zillow has the property appraised at $608,000.
Title work is already completed and closing documents have already been signed.
Original private lender backed out on the day of closing.
Need funding ASAP
