I, along with an attorney friend, do asset-based lending against real estate, construction and heavy equipment, cash value of life insurance, boats and cars, notes and mortgages receivables, gold, artwork and jewelry. We do working capital, bridge loans, start-up financing and equipment acquisitions. We work with ALL types of credit!

Deals fail because not enough care is taken in the preparation stage. A client may be exceptional in their field or with their project but developing a compelling presentation may not be their specialty. That's understandable. Sometimes pride, sometimes stubbornness, sometimes arrogance keeps that client from achieving their goals. I am in the business of getting things done, not wasting time on deals which are not capable of being approved as presented. I do a complete analysis of all transactions to determine the issues (there almost always are a few) that must be dealt with. I determine whether there is a solution. Since I do all the up-front work pro-bono, I must determine where best to invest my time. If I believe I can deliver a quality result, I engage. Never an upfront fee. If I feel your deal cannot be approved at the time, my analysis will provide the feedback needed to enable you to take the necessary steps in order to gain approval (if possible).

If there is a way to get your loan done, I'll find it!

33 + years' professional finance experience.  I and my associate, Pat Cullen (27 years experience), deal directly with senior underwriters in a variety of fields.  Our sources are funds of all types (hedge, pension, trust, life, etc.), private banks, and wealthy individuals.  We can manage transactions ranging from $500,000 to $50 million or more.  We accommodate most commercial real estate transactions including acquisition, refinance, bridge, and hard money.

Hello,

Need a hard money loan to purchase a property for humanitarian use.

Property address is 7919 Albin Ln Houston Texas 77071.

6 bedrooms 9 bathrooms 8,000+ sf, in ground pool and jacuzzi, 2 story property.

Purchase price is $350,000.

Rehab cost is $125,000.

Harris County Appraisal District has the property appraised at $706,000.

Zillow has the property appraised at $608,000.

Title work is already completed and closing documents have already been signed.

Original private lender backed out on the day of closing.

Need funding ASAP
