Here is my client's scenario-
Buying a property in Hollywood, CA which currently has buildings on it and he will be demolishing them, then building 40,000 sq ft of comm space and 200 apartments.
He needs a $17 MM loan to buy the property and $2 MM in working capital for the entitlement procedure completion and other necessary costs involved which takes 6 months. Current as-is value is $22mil.
He has a SBLC loan approved, after it is issued will be used to pay off the acquisition money and for construction money, so it will allow the $17 MM and the $2 MM to be paid back within 6 months-12months.
Client also has HUD application done and approved for final refi in year 3.
He is putting $1m of own funds into the deal, and has experience with similar projects.
Client is offering 10% ROI during each of the first 3 years of his project until the HUD refi is completed to payoff the SBLC.
Looking for immediate financing with no personal financials.
