I would like information on establishing a mutually profitable, safe and secure business relationship with your company.
We seek a line of credit to be secured by real estate deed's for acquisition bidding on HUD homes. In most cases we will close with a "C" buyer under contract at $5000 to $15000 above our cost. For properties with the highest renovated profit potential, we will close and need to access funds as a Draw against completed work invoices until project completion and closing to our Retail buyer.
In addition we will also use this line to make all cash offers on foreclosed properties purchased at auction by small regional banks. Typically the best time to approach the bank under these circumstances is within the first day or two after the foreclosure auction and prior to the Bank placing the property with their REO realtor. It is much more cost effective for the Bank to sell prior to placing the asset into MLS as a REO.

Looking for a short term loan (60 days) of $550,000 to rehab a property and put back on the market.
The property is in desirable area of Los Angeles (less than a mile from USC) where with a little rehab would make this property a gem.
