Can anyone help with this loan scenario, Client purchase home via owner finance for 70k has paid apox 13k. balance is 57k. The home is worth aprox 100k, Client needs a no doc no income tax no proof of income loan, To pay off the owner that is carrying the note. 302 384 2322

I have a HUD property that I purchased in September and have completed the rehab.  I have a renter going in the beginning of next month at $1150 per month.  I have a private money loan on the property that is due to be paid off next week.  

Here is my dilemma: I had a loan in place that I was told did not require seasoning and now at the 11th hour I am being told they cannot do the loan until I have owned the property for 6 months  The private money loan is for $75,000 and the value of the property is about $140,000.  The six month seasoning period is up next week.  I have pre approval from a conventional lender for a NOO cash out refi, 

I am looking for either a bridge loan for 30-45 days or a longer term cash out loan.

All, I'm a hard money broker.  Looking for seasoned fix n flippers to partner with, nationwide.  Program 1) 75% LTC, 12% I/O, 3 points, 6-24 month term.  Program 2)  65% ARV, 10% I/O, 4 points, 6-24 month term.  I can also do Commercial up to $4M.
