I offer Hard Money loans only in Northern CA, including commercial loans, so before anything else, where is this retail property located?

We usually require 35% down but if the tenant is a strong enough of a tenant and other factors are strong it can lend as high as 70% LTV www.snlhardmoney.com

Hi Corey,

 We can go to 65% but we are also affiliated with an insurance fund that has the below program at 70%.

LTV up to70%
Loan Amounts 500k-500mm all 50 states Recourse and Non-Recourse
Terms: 5-25 yrs
Amortization: Up to 30 yrs
 

We look at the property first, and look to historical cash flow if possible. The property must debt service.  Our rates can be as low as 4% for an apartment to 4.5 to 5% on other types of properties. We lend on gas stations, with a major chain, strip centers, office building, and apartment buildings.

 

On the credit side, we will look at properties based on cash flow, if the financial information is either prepared by a CPA, or is audited.

Hi Corey.... Hope all is well. I am correspondent lender with South End Capital based in Boston. Depending on the loan size we work directly with a CMBS Citibank Trade Desk on these type of transactions, minimum loan amount is $3.0M no max loan amounts, Non-Recourse...Up to 75%, 5 to 10 year fixed available rates at 5.25% to 5.75%, 30 year loan, depending on property, borrower, etc. For smaller loan amounts we have other source as well but LTV's at 70% on purchases.
