Berkeley has become one of the first cities in California to allow accessory dwellings to be sold as condominiums within the next year.
Assembly bill 1033 took effect at the beginning of this year and allows residents to sell their ADUs as condos separate from their primary home. This is an attempt to make homeownership more accessible in one of the Bay Area’s most expensive markets.
San Jose is also considering implementing the law. The city council will be examining recommendations in June.
Berkeley is hoping that this new policy will allow teachers and health care workers to buy 500-square foot homes in a city where the typical home is valued at nearly $1.5 million. Parents could also transfer an ADU-turned-condo to their adult children, allowing them to build equity.
It is unclear how many residents will take advantage of AB1033, but it does offer a solution to the ever-persistent housing shortage.
