I and my investors are looking for the following
niche multifamily properties:
1) $250k Net Operating Income Or Higher
2) 10% CAP rate or higher for partnerships
3) 8% or higher for property scout deals
4) Only in the USA - Property must be in the USA
5) 30 units or more
6) No major rehab needed on property
7) 87% occupancy or higher over last 6 months
8) No high crime areas
9) Property must not have crime/drug problems tied to it
10) C class property or higher
11) No bank REOs, shortsales or foreclosures
12) Seller must have bank statements and or 2 years tax returns
on the property to verify the revenues and expenses reported
13) A recent appraisal on the property is ideal
14) No listed property - Looking for off market property
15) All "problems" need to be disclosed by the seller up front
that are tied to the property - if there's a big problem with
it we need to know up front - we will walk if we find "surprises"
The criteria is very specific to save everyone's time,
we don't want to take the time of the seller or your time
if the property is not going to fit our niche.

Q. Would your group be interested in partnering on a property such as the one in the link below par chance? Long story short, I am looking for an equity partner for a large MF investment of 100+ units where the partner would cover all purchasing costs & fees,and would receive 90% of the NOI. I would receive 10% of the NOI for staying on site (unit incl) and managing the property management, and managing all updates / repairs as needed for 5 years or until property is sold.
