Purchase price is $350,000.
Rehab cost is $125,000.
Harris County Appraisal District has the property appraised at $706,000.
Zillow has the property appraised at $608,000.
Title work is already completed and closing documents have already been signed.

Hi Linda, I am your perfect client in that first of all I need to borrow $150.000 to obtain a income producing ( presently $5k month - can do $11-$15k per month) mixed use commercial complex. I can obtain it as a lease purchase with $10k down and interest only payments for a year use some funds for a little fix up and curb appeal, marketing etc. or we can purchase it now for $500K and then send all of the payments to you as our primary lender. It appraises for $650K
