Good afternoon real estate finance. My name is Evan Thomas. I have an investor that is interested in buying a 3 unit property that is in Houston, Tx. The property was gutted and completely rehabbed so it is now vacant but in good condition so it will be easy for him to rent out the units. New flooring, windows, repaired roof, 2 new garage doors, complete bathroom remodels in all 3 units with new appliances in the kitchens. Current owner had a financial emergency and needs to sell by end of March. Priced at $735,000. My investor can put down up to 20%. Normally I would have easy funding for this but since it is vacant I cannot do better than 70% LTV. Does anyone here have an 80% LTV purchase loan, even though the property does not need rehab? Not looking for a bridge loan. This is a buy and hold and borrower wants to be 7% or at least get close to it.
Anyone has a product for this right now?

Hi Evan.
I am sorry I did not respond to your post sooner. I am in the same place as your current offer, meaning I can go up to 75% LTV with a 650 FICO score. If your other offer falls through, my company is a LENDER. Also, I wanted to mention that Richard Milford is a very experienced Mortgage Broker so if you need more flexibility, you may wish to call him to see if he has an 80% option. If your borrower will consider using another broker for this then Richard may be a good way to go.

I can do 75% as well. I am a broker like you but I have closed with this lender recently and verified that LTV on their website. If you are ok with co-brokering, this would be a great way for you and I to start a long term business relationship and make ourselves a few bucks at the same time. RJ Capital is presently lending on construction, business expansion, property acquisitions and refinances. Was an architect for 35 years so like to work with projects like yours. 20% may be a little light .Will depend on all the numbers.
