Need FAST funding - 50% down on duplex in Missouri

Buying a duplex in Columbia, Missouri. Both units occupied. Price $488,000. I will put half down. My credit is good but I need this done fast so hard money is fine. If I don't secure funding in the next couple days I will just pay the whole amount in cash but that is a last resort. I would prefer to finance half.

This will be a rental that I will hold so I will roll this loan over into permanent financing after closing and seasoning period is over. I should probably mention that I need to close no later than 2 weeks from Friday. I would prefer a direct lender unless you are an incredibly experienced broker with verifiable references,
