30 unit accepted contract $350,000 with 75% seller financing.  Seeking the $87,500 for dp and $50,000 rehab funds.

ARV of $700,035 once stabilized to 90% occupancy on a 12% CAP rate. EXP of T&I, 10% mgmt, 10% vacancy, 5% R&R to net $84,100/net after debt service
