I have been in lending for more than 30 years, have authored 7 finance related manuals, appeared on dozens of talk shows, written a national column in a mortgage newspaper, and closed millions in loans.

Attached is a business plan for buying single family homes, converting them into boarding houses to hold for capital appreciation for a couple of years at which time they would be overhauled and resold for a profit. The return is quite handsome and the risk is minimal as you would own the homes as security for the investment.
