I am a licensed CA Hard Money Broker and Realtor and have been in business for over 28 years.  I have flipped myself as well as financed many a "flipper" throughout California.

Average loans generally take 2  weeks but I have done many under 1 week if necessary.  Rates for hard money generally range 9-12%, especially if up to the 75% LTV.  I don't do ARV type financing.
