I have a 4 bedroom 2.5 bath 2400sq ft home that has a tax value of $204,545 with market value of $160,000. I need $75,000 to purchase and rehab with holding costs included. It will take two months to rehab and list for sale.
My exit strategy is to list and sell it, or flip the property. There is a $94000 profit if I rehab and a $40k profit for the buyer if I flip it to someone.
My problem is I need funding to rehab this project, It is unfinished construction that is 90% complete, there is $30K in rehab work and $35K to purchase which is $66K I asked for $9,000 more than I need in case there is a surprise hiding somewhere.
I have 1 company and 4 investors offering to buy it at $75K as is with no repairs done but they need me to close first. The company offered to double close but said if they double close the only want to pay $35K and they want me to wait until after they rehab it to get paid. Of course this is not an option.
I offered a 10% return on investment to private money lenders but the people I know just told me today that the funding needed compared to the profit I stand to make was too low for them to fund. If I borrow $150K or more they could lend it to me because then they could make a better profit. I don't think it's good business for me to borrow $150K when I only need $75K.
My problem is I am now five business days from closing and trying to scramble to save this deal.
I also have a 150 unit apartment complex across the street from a college in NC, I am currently working on getting under contract for $260K the market value is $1.25 million.

Hello,
I am a rehab and buy and hold investor with a 3 year old LLC registered in the state of Colorado. I am seeking funding for a very small deal in the Phoenix, AZ area. The project is a set of condos which are being wholesaled at $28K each, have long term leases on them at $500 each/monthly, with a monthly HOA of $130.
As you can see the project is too small for many lenders and I have not received much response. These units would be held for the short term and sold off after some updating. We are looking for the highest LTV% possible.
