Borrower has been developing entertainment centers for 30 years. After 20 years of concerts and shows, he decided to move into the night life industry. His transition started in Boca Raton, Florida where he owned and successfully operated a night club business for 5 years. He now has another new exciting endeavor and opportunity he can't wait to pursue.
He intends to purchase two connected buildings in downtown Miami near Bay Front Park that is in the 24 hour liquor service district. He says ... "The two buildings will be converted into the most incredible night club in the United States!". Essentially his project is to combine the best light and sound technologies only seen on stage at large music festivals, unique artistic performances seen in shows like Cirque Du Soleil, and unique "4D" experiences offered at large theme parks like Disney World. This combination will provide customers an unforgettable night they will not find anywhere but at his project.
The city of Miami has appraised the two buildings at a total of $2.5M. An additional $1.5M is recommended to provide the initial investment for the improvements to the facility and to provide the unique atmosphere of the club including but not limited to flying performers, lightning wind and rain effects, fake-earthquake enabled dance floor, and the best lighting and sound technologies available today.
Borrower is looking for a $4M loan with ~6-8% interest only with 4 year balloon and is willing to give 40% equity share as JV. He anticipates doing $4-5M in gross and approximately $1M net profit per year on this venture. Under this modest estimate, the lender would receive ~$240k in interest and $400k in profit share giving him a 16% ROI. Given a 2M profit his ROI jumps to 26%. Borrower is flexible in loan terms in interest or as a combination loan and equity.
