Because i use my own capital, am able to offer some of the lowest private lending rates around. Being a direct private lender, i don’t have to consult with outside investors to approve deals and don’t employ loan committees. Here are some of my guidelines. Property Location: Nationwide Loan Amount: $5,000 to $1,500,000 (up to $2,500,000 on lower LTV exception basis) LTV: Up to 65% on 1st lien position only, will allow seller 2nd Interest Rate: 10.5% – 12.5%. Interest rate dependent program type, LTV and property type. Loan Fee: 1.5 to 3.5 points Loan Term: Short term interest only, or up to 20-year fixed (with 5 year balloon) Property Types: Commercial and Non-Owner Occupied Residential Closing Time: Typically 10-15 days, but can fund in as few as 2 business days Flexibility: Can use multiple properties as collateral, will allow seller 2nd with high combined LTV Credit Score: No minimum credit score requirement Single Family Rehab Projects: Will fund rehab projects only in the San Antonio, Austin and Corpus Christi metro areas. Up to 90% of purchase price not to exceed 65% – 70% of the after repaired value. Raw Land: Will fund raw land on a case-by-case basis (primarily in San Antonio) not to exceed 50% loan to value.

Hi Christopher,  

My startup company has been issued a contract to receive a capital injection of $8.5MM for general operations and working capital from a venture capital group in New York. The attorney escrow fee amount needed to close the deal and receive the injection is $6500.00. Once the $6500.00 is paid, the $8.5MM will be transferred to my company's account via 4 ACH transactions. Do you offer any kind of bridge or advanced loan to assist with acquiring the $6500.00 to close a working capital deal like this?
