You, the owner after closing ,will then grant the Client/ Borrower a pre-executed OPTION TO PURCHASE so they can buy the property back from you within 3-6 months. \
Crunching the numbers……This is what it will look like
Your cash return after one month:
$140 K + 3% = $144,200.00
Your cash return after two months:
$144,200.00 K + 3% = $ 148,526.00
Your cash return after three months:
$148,526.00 K + 3% = $ 152,981.00
So.....as you can see, the longer it takes for the Client to repurchase /flip the property , the more profit the Investor makes on his investment at cash out all while holding 100% of the title for maximum control and protection
BENEFITS to the INVESTOR.....
* You invested $140 K and took title to a property with a $200 K market value .
* You have a built in exit strategy with an experienced professional who holds the Option to purchase.
* During the option period , the Investor has the ultimate in protection for his money: FULL TITLE IN HIS NAME. Also, Investor would retain 100% of any rental income during the option period as well.
* Even if the $140 K investment is repaid within 30 days of closing...the Investor will still make a minimum 3% on his money. That equates to a 36% annualized ROI with NO risk of default, NO risk of foreclosure
* Since you own the property, and did not LOAN any funds....you are outside of any statutory lender usury or TIL concerns since you are the owner of record simply earning a profit via resale.
“..OK...BUT...what if the rehabber defaults on the Option and is unable to purchase the property....??

The Investor doesn't have to sue, or even pursue foreclosure to protect his interests... …. because he already owns the property!
The Option simply is voided or allowed to expire, per contract. Or....If the Investor is willing, a option extension clause could be written in the contract up front to give the Client more time to raise the funds in exchange for cash consideration.
