We are in the process of acquiring property for runaway/homeless youth, pregnant teens and single moms. We are a non-profit and have been in business for 5 yrs. The property is 59,000s.f on 20+ acres priced at $6.7MM appraised at $11MM. Renovation costs are estimated at $3MM. The property will be renovated as a green facility by a LEED certified Architect with anticipated post appraisal of $20MM+

We seek $3.5MM for 5yrs, no points, 5% int, no repayment penalty, no personal guarantors available, no upfront fees available. This project has the potential to lead to a housing development project that will also need funding in 5yrs.
