Is there any such thing as a lender that offers funding without any fees upfront?

Lately I have been encountering clients whom think that they can acquire very substantial funding without paying any out of pocket expenses before the close of the loan.  And no I am not talking about a retainer or processing fee. I am talking about due-diligence, appraisals, insurance, etc.  Does anyone know of a funding source whom offers funding with these fees rolled into the loan?  I'm sure I already know the answer to this question but if anyone is or knows a funding source that can offer this type of funding I have two very large deals that we can make a lot of money facilitating.  Shoot me an email or leave a comment with your thoughts:

I agree with you Jarrett, It seems everyone wants something for nothing, they are all looking for a huge loan but do not want to pay for it, many even want their deals funded at a 100% and ten argue about the upfront fees. Amazing how greedy we have become, there is no such thing as free lunch, you have to have some skin in the game. Upfront fees (Diligence fees) are just that, no broker or lender will survive if the lender pays for the due diligence fees and the loan doesn't close, I ask this question to all borrower who asks about these fees, "Would you pay for the due diligence fees if you were a lender?" and always without any exception, they all say NO..

But still they expect a no fees loan.. CRAZY.
