I have a 398 SFR new homes Investment properties portfolio in six states for sale.
I have a opportunity for you to purchase at $124m a 65% based on $188m value.
I ran an analysis and currently at $132M offer price the portfolio is a 7% CAP.
I believe we will win this at $124M which puts this at an 8%.
Selling Price: $124M (initial tranche) placing this at a 8.0% CAP for new construction, which is a great rate of return.
