Acquiring a $6.5M hotel and needing $200k to cover shortfall in closing costs. The $200k would go straight from investor into escrow split with lender and selling agent. Need funding quickly to move forward with acquisition. I can offer investor: 1) high % return, paid over term monthly P&I 2) pledge in hotel receivables/revenue, lien in property after lenders, and personal guarantee. Property has appraised for over $1M above asking in past and will be appraised again prior to close. It has very strong NOI, north of $1.8M so after debt service there is plenty of room to pay off investor.
