Have you run your scenario by any of your local banks? What's the problem's you've been running into, if any? Where is the property located? What type of term expectations are you looking for? Feel free to email me offsite. The loan amount alone takes many lenders off the table, but if things check out, I could likely get this done whether bank, non bank or private money (Whichever route you're expecting and somewhat based on term expectations).
