While many out there would like funding for their projects, there are several things that must be considered from the investor’s point of view beyond the financials and promised returns.

When considering a project, these are just some of the issues that the developer needs to address:

How far from the airport is the project located? Are planes flying directly overhead?

Are the main roads in good condition?

Is there evidence of graffiti and trash along the traveled route?

Is the property adjacent to the project visible appealing?

Who else is doing what you’re doing in the area? Hotels, resorts, etc.

Is the project location well marked or planned to be?

Does the property have utility connections available, such as electrical, water and gas?

Is phone service available?

Does the project have a business center with internet available?

What’s the level of sanitation to include trash removal and sewer?

Is the property located on a hillside?  What’s the terrain like?  Has a soil test been conducted?

Are restaurants, banking, service stations and shopping located nearby?

What type of entertainment is provided?

What’s the level of safety in the area?

Are employees in the area unionized?

What other activities in your area are available to your visitor? Are they within walking distance?

Does the area have a taxi service?  Are the rates fair?

How does the value you’re offering compare to those projects around you?
