This specific scenario is just a bit outside our guidelines regarding minimum loan amounts. My rate sheet says Min $150k for 1-4 unit residential investment properties, but know that we've made exceptions down to $120k on a case by case basis. That would mean that at a maximum LTV of 70% on our TRULY STATED INCOME loan, the minimum purchase price would need to be $171,430.00 to do this loan as an exception. However, please keep me in mind for your next client's financing needs for both 1-4 unit residential investment and commerical properties.
