looking for private lender to help me purchase a home. asking price is $169K. would offer $165. home is already rehabbed. I have a list of renters looking to rent the home. rents in neighborhood go for $1300-$1500 easily.

Hi Nalo,

This specific scenario is just a bit outside our guidelines regarding minimum loan amounts.  My rate sheet says Min $150k for 1-4 unit residential investment properties, but know that we've made exceptions down to $120k on a case by case basis.  That would mean that at a maximum LTV of 70% on our TRULY STATED INCOME loan, the minimum purchase price would need to be $171,430.00 to do this loan as an exception.  However, please keep me in mind for your next client's financing needs for both 1-4 unit residential investment and commerical properties.  I can do a NO Income verified, NO asset verified (except for seasoning of down payment) loan w/ a min 650 mid fico, up to 70% LTV loan.  Rates as low as 6.49% (contact me for details).  Thank you.
