I am located i Vegas. Duplexes and four plexes are not considered commericial. Anything with four units or less are considered residential. I can go to 75% LTV on apartments with 5 or more units but the loan amount has be 250k or higher. The rates would be more than likely in the high 5's because of the small loan amount. If the loan is over 500k I can get the rate down to possibly in the high 4's. Fixed for 5 yrs amortized over 30. For residential investment all I have is possibly hard money at 65% LTV with rates around 10-12%.
