Need a 30 year loan for rental properties
Hi, I am doing a 1031 in March 2021 and I plan on purchasing several properties. I am selling one property and buying 3 - 4 new properties. I plan on and am able to put down 60-80% of the property value in each case. I have 2 properties in mind already that I plan on purchasing and I have already been approved by one lender for 75% LTV at 5.5% for 30 years and 2% origination points and 3 year prepayment penalty. I plan to buy income producing properties specifically for investment purposes only and the net income for each property based on my existing approval is at least 1.2 times greater then monthly payment
I am looking for another lender who can get me a better deal. Ideally I want 70-80% LTV, a 30 year loan but closer to 4.5% interest (or around that), + 2% origination points and 3 or less year prepayment.

Hi Anton.
With a 720 credit score, I can offer 4.375% on a 30 year fixed rate single family investment property loan. 2.5 orig. points with a 3 year prepayment penalty. If credit score is between 680 and 720 then just ad .25% to the interest rate. I can usually complete these loans in less than 4 weeks.
