You are going to be hard pressed to get a 100% loan unless the developer owns the land free and clear and it amounts to a significant portion of the overall project cost. For instance, my client has a $50 million development project in the works, and he needs $40 million to complete it. This was a pretty straightforward deal for us to get done because the client contributed land to the project that was appraised at $15 million. So in essence the loan to cost was actually only 73% even though the lender provided 100% of the costs he needed.

Good day, Am a private lender, Are you looking for a US based lender, or if someone calls themselves Mr, Mrs, or calls you Sir or Madame. All these are red flags that shout scam, or at the very least, someone from outside of this country. Also, if their phone number is posted showing a number 1 before the area code, this is a RED FLAG!
If you need a lender, use a United States based lender with REFERENCES!
