LOOKING FOR FUNDING 65-75% (ARV) NOT LTV!!!!!

Hi, i am a local investor in Philadelphia, i am looking for a private money loan, or hard money lender who will finance a fix & flip. The terms i am looking for is 65-70% Arv. No Ltv. as that will make the deal not work. But a lender who will lend on the ARV. Also my fico is not the best at the moment i am working on cleaning it up. But i need a lender who will look at the project, the strength of the project. Is there any lender out there that will find on a good deal anymore?
