The sellers i work with primaryly need a short sale we spicalze in getting the home owner out of this situation with out owing a dime! We get these deals like 40-50% value. Most of these we colect a finders fee or a negotiating fee. Some we look to rehab and re-sale for profit. We do about 2-3 rehabs a year, looking to expand right now, with the market we are in.
