Loan for Triplex

I have 2 questions.

1. Can you use a FHA or VA or USDA loan on a triplex that has a commercial space (coffee shop)?

2. Can you get a VA or USDA loan if you have a mortgage (commercial or residential)?

My goal is to purchase 2 4plexes with little money down. Any suggestions would help.

An FHA loan could potentially work to finance a triplex but the property will have to meet all FHA eligibility guidelines. In order to use FHA for a triplex purchase you will need to be able to show that you or whoever is purchasing the property will occupy one of the three units for a minimum of one year.
