Lending or JV needed for lucrative deal in Hayward, CA

Hi there, I have a client who is looking to purchase a property with 5 units currently on it and to build 18 more.  He and the seller are great friends and will wok together any way they can to get this deal done, the issue is that the buyer has no money down.  His wife had cancer for many years and recently passed away which took all the extra he had saved up.  If you or anyone you know may still be able to help with this project please let me know.  I have many direct lenders in my network but none who do a larger size loan or who work with anyone without "skin in the game."  The purchase price is 1.6 million and the total loan amount they are looking for is 7.1 million.  -Nichole
