In 2016, we are looking for investors and developers who are in need of a JV for development, transitional assets, and deals with upside. The need has to be 2 million and above. Asset classes include, but not limited to: Senior Housing; all levels, from 55 and over communities to assisted living with or without memory care, multifamily, including student housing, retail, office, hospitality, light industrial, self storage. We will consider others as well, as long as the plan and sponsor are solid. The JV is arranged through the primary lender for requests above 75 LTC, or LTV if it's an existing asset. The JV is not complicated, and can be all the way up to 100 percent of cost in certain circumstances. Ideal scenarios would be an investor who has a shortage of cash, but is experienced and just needs more leverage than conventional lenders allow.
