Barry, It's Art from PA. I currently have 10 single family homes in Winston-Salem, NC under contract for $165k. All are 2/1 and 8 out of 10 are currently rented for $400.00 per month each. I'm looking for a loan for a home that needs Rehabbing. I want to get a ARV loan with 100% Financing. Meaning that i would like to get the loan on the home with out paying anything out of my pocket until the home is Rehabbed and sold. I would like to get the loan for 1 year and if i pay the loan early there would be no penalties on the loan. Can you help me and i hope there is no fee's. I just gave some one from this site money and i have not received my loan. I lost all my money. So i called my police station and they are looking into it.

First of all - we do not charge up front fee's like that.  I have heard about those things happening, but never with us.  As far as your loan request - all of our Borrower's have to have some "Skin in the Game."  It might be cash, collateral or Seller Carry-Back.  So it does not sound by what you are saying, that you would would be a good fit for us. I am sorry to hear about your bad experience on this site - our clients have very positive experiences. As far as a loan with us - we have no junk fee's. However, it is not clear if this is a Non-Owner Occupied property by your question.  We only do NOO loans.  Also, everyone needs to show some "skin in the game" - so - that could be collateral, cash or subordinate seller cary-back.
