We just closed and paid $300,000 cash on a 19 unit in Chicago, IL.  We are looking for $400,000 for the rehab.  The property will be occupied by VA’s for $981 per unit.

The Property will have an ARV of $1.5 million.  Let me know if this fits in your lending parameters.

Gilbert, I can help fund this loan, no credit required. I can go 65% of the after repair value. This would allow you to get back the purchase money and gain the rehab monies and still be below 50% ltv or you could go the full 65% and receive additional monies. The process is very fast, we only need the contractors bid( on business letterhead),photos of the inside and outside of the building/units and a Bpo that states the after repair value, and a quick 2 page form and you are set to go.

Do you have control of the people post their business here? I have notice few of the responders they don't do what they say they are. Lot's of people are taking advantage of the technology to scam people. I will not mention but one of these guys respond here he's just joking.
