To any and all direct lenders and loan brokers, attached you will find everything you need to familiarize yourself with this deal and to garner interest....or not from your check writers. I will pay up to 7 points (this includes brokers' points) to anyone that can fund or place this loan.
My credit is excellent and I have a track record of success recently completing a similar project. My only limitation is limited (I'm not broke) down payment funds. If your check writer would like to work with a seasoned strong borrower and can make an exception on the amount of "skin in the project", then place this loan! All other ducks are in a row; this is our only hurdle.
This is a purchase AND renovation request. One without the other will not do. The down payment amount is based on TLC. Please do not contact me unless your check writer can provide both. I will only sign your fee agreement after you provide a FIRM commitment to fund. Extra basis points to the superstar that can get this placed by weeks end.
P.S. The pictures were intentionally left out along with my PFS, credit report and financials. They are kept in a safe place. If you earn it you will see them when the time comes.
