Any transactional funding source for multifamily properties?

Does anyone know of a lender, or can refer one, who does transactional funding for multifamily properties?

I'm a REI investing in Chicago looking to secure funds to purchase multifamily apartment buildings and to take advantage of the real estate investing opportunities in the immediate areas. 

I am currently working on a 12 unit multifamily with a plenty of equity and a great potential up side and cash flow.  For this 12 unit project, I am looking to secure a minimum of $200k, which represents 60% of LTV. 

I'm also looking at two other properties to acquire, as well, so establishing a solid working relationship is paramount..
