I am an investor interested in opportunities in Idaho and Utah. My real estate agent owns this website and recommended that I make a post here to see what can be offered. He tells me he will not provide financing on a purchase where he is representing me as my real estate agent on the same transaction. At his suggestion, here are my qualifications...
I am looking at 3 and 4 unit properties in SW Idaho and central/northern Utah. The price range I am looking at is $600k to $1,000,000 with some flexibility for the right property if it is priced a bit higher. I have experience in this. As of now I own my own home in SC, my vacation home in NC, and 8 rental homes which are all single family. These are scattered across the east coast. 7 are rented with signed leases and the other I am about to put on the market as I own it free and clear and my longtime renter recently moved out. Although I live in South Carolina I have long had an interest in Idaho and Utah real estate investments and now seems to be the ideal time.
My credit scores are all low 700s. Most of my money is in stocks but can easily be converted to cash when needed for down payment.
Now that you know my experience and credit, I am looking for interest rates on a 30 year fixed rate loan on a 3 or 4 unit. I normally put 25% down on investment purchases and plan on doing the same this fall when I purchase. The plan is to find 2 small multi-unit properties in the price range listed above.
