buying investment property from spouse possible?

Hi, 

I want to buy an investment property from my wife, is it possible?

The property is under her LLC, market value ~128,000, I need about 103,000 to pay her off. and keep it as rental. Any lender will finance the deal?

If you can do it, please let me know what is your lending credit requirement?
