It's hard to say David. Obviously not this year. A lot of this depends on if we keep communist trash in office or if we fight to put a real President back in place to improve things for this country. Definitely not going to see amazing rates like we did 2019 to 2021 any time soon.

Yes that seems to be about where residential is right now. Most of my commercial deals are multifamily and I am seeing rates as low as 6.2% to 6.5% right now but it seems like when the approval comes in it is always a bit higher, obviously based on a variety of factors like LTV, vacancy rate, and buyer qualifications. I feel like we are going to stay the same or maybe go just a little lower. I don't see us ever hitting below 4% again. What do you think?
