has anyone done business with "Esteem Financial Services"?  they are asking for money prior to funding and I want to make sure they are for real-  Thanks for your replies.

my personal experience tells me, dont pay any fees upfront. Even for appraisal you be able to personally hire one or pay the fee at closing

Have you taken a look at the Verified Funding Sources feature on this website? These are all true, direct funding sources. Maybe it is possible for one of those lenders to either help you or to point you in the right direction?
