Minimum DSCR: 1.15
Stabilization: Minimum 75% Occupancy over last 90 days
Prepayment Penalty: Declining 5,4,3,2,1%
This is an aggressive Small Balance Commercial program with pricing based more on DSCR and Borrower Credit Score than other factors. We lend in 45 states. Please look closely at the list of property types above. Many companies only offer Lite-Doc on multifamily and mixed-use, while we offer Lite-Doc on a great variety of commercial properties. If needed, I also offer a No-Doc program for multifamily and mixed-use, just deduct 5% from the LTV listed above for No-Doc. That program has a minimum credit score requirement of 680.
