I'm seeking a private lender for buy and hold properties in Sacramento CA and surrounding areas. Properties will be a max of $125,000 and will be secured by a 1st deed of trust.

All homes will be paid off within 15 years. Interest will be paid at 5 percent per year.

I could certainly help you acquire these properties. Our private money would be closer to 10-12% interest, however, you could REFI out with a conventional loan 6 months later (or sooner) to get your 5%. I believe 6 months is the min time period for most conventional lenders to consider your project, depending on your situation. Let me know if you're interested.
