Refi- Rental House - 60-70 LTV - Altamonte Springs, FL apprx $110k

I am divorced and still on the mortgage that my ex-wife received in the divorce.  I would like her to refi so it is not on my credit.  It is currently a LOC with Bank of America.

I would like to work with a private lender whom can let me know the full terms and present them to her.The property is in Altamonte Spings FL and perfer someone local.  That way they could inspect the property and see for themselves it has been extensively renovated and at the 60 - 70% LTV would not be a risk.

No scammers, not looking to screw her, if the deal is not good I will not present it to her, or pay any upfront money.

11-17-15 Update: I paid ex some back end alimony to pay off her credit cards, which she did.  Her current FICO is 650 but should improve with the paid off credit cards.  She is going to wait till first of year 2016 to re-fi.
