Commercial Bridge/Hard money: Commercial Land Development: Entitlements, capital infusion, geographical regions, and market conditions are all considered in the approval process. With these issues satisfied, transactions can close quickly. Loans are interest only, most non-recourse, no pre-payment penalty and up to 5 year terms.

Mr.. Alfredo Neives, I was pleased to see that you alos work with Canadian clients. I'm seeking funding for a chain of optometry clinics in Manitoba, Canada. It's a cash-flow deal/loan rather than a real-estate deal (because client's clinics are in leased premises and I've already re-financed the one commercial building they own). About $4mm in gross exam fees and retail eyewear sales, looking for $1.2mm to buyut existing bank debt (perfect track record of payments over the last decade, but the bank won't let them expand to buy more clinics). Time to look at private lending options.
