My name is Brenda Routley and I am a partner in XWA Hot Springs and Resorts located approximately 100 kms. northeast of Prince George, BC. We are looking for $1,000,000 in exchange for 40% equity in our company. XWA includes Whisker’s Bay Resort, located on McLeod Lake, as well a remote wilderness Hot Springs resort, located 100 kms. into the Table River watershed.

Whisker’s Bay consists of a restaurant, general store, 5 cabins, and 33 pull-through camp sites. The wilderness resort is set in a natural Hot Springs located in some of the last untouched ancient growth forest in this part of BC. Having Whisker’s Bay located right on Highway 97 North, we feel we have the best of both worlds. A very private, convenient location for those who prefer the luxury of civilization or for the more adventurous, we have the Hot Springs.

Both my husband and I grew up in large families in the interior so the mountains, lakes and rivers were our playground. Our families were always seeking that perfect get-away and I believe we've found it. We spent every chance we got at my uncle's guide/outfitter area as well as on my mom's 90 mile trap-line. We decided people from all over the world would love to have this type of opportunity. We then applied and received a 30 year, renewable land tenure on 500 square miles of crown land encompassing not only a natural hot springs but both the Anzac and Table River watersheds. I am a licensed angling guide for this area and have spent many years fishing, hunting, camping and just enjoying this pristine wilderness. We offer various activities while there depending on the customer and time of year.

The provinces tourism revenues were $9.8 billion in 2005, and are projected to double by 2015, especially after the 2010 Olympics. Statistics show that more than $25 billion dollars was spent in outdoor recreation in 2008-9 and of that, $138 million was spent on sleds and ATVs. In 2010, $247 million was spent on snowmobile trips, snowmobile purchases, and ATV purchases. With tourism being one of BC's major economic drivers, remote wilderness, adventure tours, give people a chance to get away from all the hustle and bustle of their daily lives and see some of natures untamed wonders in their own habitat. Our major difference is the hot springs as well as the privacy. Moose, Grizzly, Black Bear, Lynx, Wolves, Trumpeter Swans, and Bald Eagles are just a few of the animals that can usually be seen and photographed throughout this area. If you like to fish, record Dolly Varden (Bull Trout), Arctic Char, and Fresh Water Ling Cod can all be found in the crystal clear lakes and steams. At this time, we have 2 cabins built at the Hot Springs and all the lumber on site for the lodge and 4 more cabins to be built in the spring. We will have our own wind and solar power system, as well as piping water from the Hot Springs to the lodge site. We plan to keep everything above ground to minimize our carbon footprint on the environment. Zip-lines will be installed across major waterways as well. Once funded, we will have the hot springs resort completed within the year and be ready to run at full capacity.

"How do you make money, you ask?"

Whiskers Bay: Whiskers bay offers 30 seat restaurant, 5 cabins@$60-80/night (with kitchen stove or hotplate, fridge, bathroom with showers, bedding, dishes, cutlery), 33 RV sites@$20/night (with water and electricity), canoe and paddle boat rentals, general store, gravel boat launch, 30 foot dock for boats, and 1000 feet of beach front. The people who now own the resort are semi-retired and the resort has only been kept open from May-October. Previous year’s tax return shows income of $75,000. This does not include the restaurant. There is no reason why this place could not be kept open 12 months of the year. It is right on Hwy 97, north and the local highway’s department is responsible for keeping the entrance cleared of snow in winter. Ice fishing is abundant there as well as snowmobiling and cross-country skiing. All cabins have either propane furnaces or electric heaters in them. We plan on living there full-time and keeping the place open year round. We would then use this as our base-camp for the Hot Springs operation.

Hot Springs: Hot Spring Resort capacity will be 20 customers paying $350/day which gives us $7000/day. The cost to run the hot springs resort is approx. $1700/day. That leaves $5300/day which is a 75% profit. Based on projections of 10% for year one, 30% year two and 100% year three, we will break even year one, net over $300,000 year two, and $1.5 million by the end of year three.

By attending trade shows, we've made arrangements with both Snoriders Magazine and Go Video Motorsports to come out and shoot some video for us and Snoriders also supplies footage for Snowmobiler TV. With word of mouth, and advertising in various tourism magazines, we predict full bookings by the end of year two. We propose an exit strategy of 5-7 years with dividends being paid yearly from the net profit.
