Need Newport Beach Duplex Refinance

We have a duplex in Newport Beach, CA looking to refinance.  We paid $1.355MM (should appraise higher).  The two units are operating as vacation rentals. We are looking to refinance $940K at a rate at or below 5%. The property is held in an LLC. We also have income coming in from a non-conforming 3rd unit for $1,050 per month.  Thanks, Jim
