Threshold Properties is looking for Financial Partners for a large-scale real estate development in the St. Louis, Missouri. The Threshold Properties Development Project will see the purchase and renovation of approximately 160 residential and commercial units over the next 5 years. These units will be scattered among many different buildings (mostly 2-families and 4-families) in a small geographic footprint. The area is question is surrounded by higher demand rental areas on three of four sides. As such, the project will leverage the success of these areas, rather than starting from scratch in the middle of an isolated depressed area.
To get the project off the ground, we are seeking Financial Partners to put up a minimum investment of $500,000 in exchange for a 50% equity interest in buildings purchased. Term is expected to last between 5 and 7 years. At an 18.4% annual ROI, this would mean a profit of $460,000 (92%) over a 5-year period.
