How are we dealing

How is everyone dealing with all the leads that are available, it seems like they all have investors that are claiming they are the owners but they are not the owner of records.  How do we get around all this.   Just when I think I have a real owner,  it turns out to be an Investor.  

Were do we find seller leads,  that has the owner of records,  no investor tied to it.  Just how is everybody doing it ?
